Mold Inspections
3-D Building Inspections has Certified Mold Inspectors on staff to perform
the mold inspection and sampling if requested. Mold inspections are usually
performed if a problem is suspected because of visual signs, smell or if the
home has had prior water intrusion.
The presence of certain mold and mold spores can cause mild to severe health
effects in humans and can deteriorate the building materials in the dwelling
resulting in structural damage. Health effects include, but are not limited to :
asthma, allergy symptoms, watery eyes, sneezing, wheezing, difficulty breathing,
sinus congestion, blurry vision, sore throat, dry cough, aches and pains, skin
irritation, bleeding of the lungs, headaches, memory loss and fever. As humans
vary greatly in their chemical make-up, so does the individual's reaction to
mold exposure. For some people, a small number of mold spores can cause ill
effects. In others, it may take a longer exposure.
A visual inspection is the initial step in identifying possible contamination
problems. it will identify any visible water leaks or moisture stains on
ceilings, walls, floors or under counters. The air conditioning and heating
systems, the attic and crawl spaces under homes will receive a visual inspection
as well. The use of equipment such as a boroscope to view spaces in ductwork or
behind walls and moisture meters are used to help identify hidden sources of
mold growth and the extent of the water damage. Mold sampling will be
recommended if there is any noticeable mold growth, musty odors, visible water
damage or stains, poorly maintained HVAC systems or construction defects. By
combining a visual inspection with air, tape or swab sampling, the inspector can
help identify the hidden source of mold, allergens and indoor pollutants and the
extent of any acute or chronic water or moisture damage.
